The CMD Commissioning Management Philosophy
At CMD Advanced Technologies Asia we understand that a successful project cannot be achieved without forethought, planning and the expert monitoring, inspection and witnessing of the testing and commissioning. One of the most important facets of handing over a successful project/building is the environmental conditions and life support systems.
The Mechanical and Electrical services must be commissioned to recognized standards and demonstrated to be operating satisfactorily within design parameters as determined in the specification and on the 'as installed / record drawings'. Development within the Building Services Industry is conducive to Building Management Systems (BMS), Controls and Services becoming more technical and sophisticated, particularly due to an increasing demand for energy efficiency and running costs.
This is where the concept of having a Commissioning Manager as part of the project team becomes a necessity. The Commissioning Manager's early appointment will ensure the Client and End User are given a building within which all the Mechanical and Electrical Building Services are complete, operational and energy efficient within the agreed programme. From a proven track record complemented by years of experience and expertise in Commissioning Management both nationally and internationally.

Test instrumentation supply
CMD Advanced Technologies Asia stock a wide range of calibrated instruments for building services testing and commissioning. This stock is constantly being updated to ensure that the latest technology is readily available to our staff and clients. When the full engagement of a commissioning specialist is not required, CMD Advanced Technologies can still assist by supplying certified calibrated test equipment for use by others.
Technical audits
The CMD Advanced Technologies Asia Technical Audit Report, provides a comprehensive assessment of the engineering services design, compliance with appropriate standards and codes, quality of installation, maintainability and record documentation, as part of a "Due Diligence Report" for existing buildings. The report would include a detailed Asset Schedule of major plant and equipment, with recommendations for refurbishment. Our Energy Audit Reports provides an assessment of energy usage, recommended energy saving measures, with associated budget cost savings.
Records documentation
CMD Advanced Technologies Asia Operation and Maintenance Manuals assist the maintenance staff in understanding the installed systems of a building and detail manufacturers' specific servicing tasks, for each item of plant. The preparation of O&M Manuals by CMD 's technical authors, will ensure that future maintenance personnel will have a complete reference document to enable them to fully understand and maintain the building they have "inherited".
Performance Surveys
Many existing buildings have facilities built into the services infrastructure to facilitate commissioning. However, all too often these have not been adjusted correctly, either due to insufficient time allowed during the construction programme or inadequately experienced personnel and lack of instrumentation. The building owners find themselves operating a building with state of the art air conditioning and building services plant that does not perform. CMD Advanced Technologies Asia can carry out a comprehensive survey of the installed air-conditioning and building services of an existing building.
Strategic Project Advisory Services
CMD Advanced Technologies Asia provide strategic advice in the preparation and confirmation of Clients Brief, Employers Requirements, Feasibility Studies, Advice on the selection of M&E Designers and Contractors. Front-end design services are provided in the form of Concept Design Schemes, including Performance Specifications and Outline Design Drawings.
Pre-construction advice in the preparation of Method Statements, Project Handbooks, Project Execution Manuals, and various Contract Administration Proformas.
Installation Management
CMD Advanced Technologies Asia provide supervision and monitoring of on-site installation of building engineering services systems, to ensure adherence to the specified standards and quality. In particular quality control of materials and workmanship, the detailed approval process required for contractor submissions and the testing and commissioning of the M&E systems.
Inspection and Cleaning
The majority of us spend up to 90% of our time indoors and the World Health Organization (WHO) has established that up to 30% of buildings are "sick". The common term for this is Sick Building Syndrome (SBS) which can cause symptoms such as headaches, tiredness, irritation of the eyes, sore throats and nausea. It is also accepted that dirty ventilation systems are the perfect culture medium for bacteria with dead insects, mould, fungus, dead birds and rodents commonly found.
HVAC Testing, Adjusting & Balancing
CMD Advanced Technologies Asia testing and balancing teams are trained to use state of the art calibrated test instrumentation to measure and regulate heating, ventilating and air-conditioning systems as required to a level which shall ensure systems will operate as efficiently and as economically as possible and thus extend plant life cycles.
Our aim is to constructively manage our works to ensure the clients gets a fully operational building without defects on time at a minimum cost.
Design management
CMD Advanced Technologies Asia would manage the engineering services design process, liaise with and co-ordinate the other building professionals input, to ensure full integration between each engineering service systems interface, the structure and architecture. CMD Advanced Technologies also provide an independent assessment. of engineering services design undertaken by others, and/or review of engineering services designs, at critical stages of the design process.
Commissioning Management
CMD Advanced Technologies Asia has extensive knowledge in the field of Independent Commissioning Management with over 30 years experience in Europe and 15 years experience throughout Asia. We fully understand the requirements to ensure that the client receives a fully operational building with accurate record documentation at project handover.
This can only be achieved by driving the commissioning process from the earliest stages of design through the installation stage to the final proving phase and handover to the client.
